FRAMINGHAM, MA – The Town of Framingham has ordered the historic Addilson Belknap property at 35 Waveney Road be auctioned off to recoup back taxes owed on the fire damage mansion.
The property which was was originally scheduled be auctioned off in January, has now been set to go on the auction block Wednesday, May 18th, 2011 at 2:00PM, (bidder registration begins at 1:30PM on site).
Those interested in the 13 bedroom, 4 1/2 bath, two-story “22 rooms-in-all” Greek-revival, 8,000 sq. ft. style home which was originally built in 1699 and presently sits on approximately 1.65 acres of prime North Framingham real estate must present a $10,000.00 check when they register to bid, (and be prepared to close on the sale within 30 days if they are they the winning bidder).
The property is currently listed as being a Tax Title in the name Wilbur & Helen Cook c/o Town of Framingham.
The current assessed value of the land is listed as .46 acres zoned R4, Type “P” at $186,000.00 and 1.19 acres zoned R4, Type “R” at $23,862.00, (for a total of $209k land value).
The home which is heavily fire damaged is listed being worth $619k, but is effectively a total loss according to most reports.
Based on the value of the land alone, bidders should be prepared to pay upwards of $200k and be prepared to throw a lot more money into the project just to start cleaning up the mess.
