    Two Small Earthquakes 67 Miles From Framingham

    FRAMINGHAM, MA – Two small earthquakes were detected less than 15 miles off Cape Cod last night.

    At 8:39PM, a Magnitude 2.1 quake was detected, followed by a lessor, Magnitude 1.3 tremor at approximately 8:46PM .

    The quakes, which were centered 12 miles from Woods Hole Oceanographic Institute, approximately 14 miles west of Martha’s Vineyard —  15 miles from New Bedford with the epicenter only 67 miles southwest of Framingham.

    Seismologists for the New England Seismic Network of the Weston Observatory of Boston College confirmed the data, (officially USGS Earthquake Event ID #ne00001256 and #ne00001257).

    By comparison, the quakes which devestated Japan earlier this year were in the 9+ Magnitude range, effecticely thousands of times stronger than these small tremors which were too weak to be felt on land.

  • April 2011 Residential Real Estate Sales

    FRAMINGHAM, MA – A total of 42 residential properties were sold in the town of Framingham, MA during the month of April, (2011).

    Thirty one single family homes, nine condos, and two multi-family homes were sold in town during the month.

    Of the single family homes sold, the average list price was $367k and the realized selling prices averaged slightly less at $355k.  The homes had an average time on the market of approximately 4-1/2 months, (132 days).

    The two multi-family homes which sold both had 14-rooms divided among 3-units, and were both located in the Waushakum Pond area and closed only days apart.  The first,  at 16 Eames Street had been on the market for nearly a year and a half, (511 days), and was listed at $449k and sold for $360k.  A similar 3-unit, 14-room multifamily at 83-85 Winthrop Street was only only the market for (44) days, listed at $399k and sold for $370k.

    Nine condominiums were sold in Framingham during the month of April. The average list price for condos was $125k, and the average selling price was slightly lower at $122k.  At the extreme ends of the condo sales, a 2-room, 1-bedroom, 1-bath unit on Beaver St sold for $37k, while a 5-room, 2-bedroom, 2-bath unit at 1500 Worcester Road sold for $205k demonstrating the wide range of properties available in the Framingham condo market.

    FRAMINGHAM, MA – The Massachusetts Office Of Travel & Tourism visited the newly renovated Bowditch Field in Framingham, Massachusetts.

    The field and sports complex hosts many sporting events for teams located in the MetroWest.

    The field has a 6-lane track, 3,500 seats, and a turf playing surface.

    When the field is not being used for sports it is opened for public use.

  • March 2011 Residential Real Estate Sales

    FRAMINGHAM, MA – A total of 43 residential properties were sold in the town of Framingham, MA during the month of March, (2011).

    Twenty eight single family homes, ten condos, four multi-family homes and half acre lot on Kendall Street rounded out the residential real estate sales in town for the month.

    The single family homes were on the market for an average of 86 days, and sold for an average of just over $300k, slightly below the average list price for the same properties which was $311k.

    Condo sales were brisk. Units which did sell had only been on the market for an average of 25 to 26 days. Still, buyers were able to purchase the condos for slightly less than asking price, (in most cases). Average condo prices were in the mid-$90k range, with units selling from $40k to just under $250k. The Town’s long standing moratoriums on large-scale apartment complex construction appears to keep demand high for the limited number of existing condominiums in Framingham.

    Four 2-family homes located in Downtown Framingham, (40-44 Alexander St., 61 Lawrence St., 231 Irving St. and 8 Wellington Ave) sold during the month of March.  The multi-family homes which were on the market for an average of five months, (157 days), sold at an average of $176k, slightly less than the average asking price of $187k.

    Framingham Public Access TV to produce new News Magazine style show this spring.

    FRAMINGHAM, MA – If you have ever wanted to learn about television news, or how to produce stories for newscasts and longer-form magazine shows, FPAC, (Framingham Public Access Corporation), invites you to be part of a brand new, Framingham-focused series.

    This spring, FPAC will be unveiling a new initiative to provide a regularly scheduled news magazine program to our viewers. Each program will rely on the talents and efforts of FPAC members and interns who can act as reporters, shooters, segment producers, and other vital roles.

    With that in mind, we’ll be holding a news production workshop series in May in which we will teach students the basics of how to report, shoot and produce packages for television news.

    Whether you are interested in covering community events, creating a segment on arts or dining, or doing a series of reports on an important town-wide issue, this workshop will give you the basic skills to get started.

    The three-session workshop will start Thursday, May 5th from 7:00pm to 9:00pm, and will continue for the next two Thursday evenings, (the 12th and 19th).

    During the course of this workshop each participant will be working on news/feature packages that will be included in the premiere edition of FPAC’s new series, which will be produced on Wednesday, May 25th.

    FRAMINGHAM, MA – The Town of Framingham will be holding its spring Household Hazardous Waste Collection Day on Saturday, May 21, 2011 from 9:00AM to 1:00PM in the parking lot of the McCarthy Elementary School, 8 Flagg Drive, Framingham, MA.

    • bug sprays
    • rodent poisons
    • cleaning solvents
    • caustic cleaners / degreaser
    • concentrated fertilizers
    • photo chemicals
    • pool & spa chemicals

     

    • aerosol cans containing paint
    • oil based or enamel paint
    • lead based paint
    • urethanes
    • paint thinner
    • diesel oil
    • old gasoline / kerosene
    • Mercury-containing devices

     

    Do NOT Bring:

    • Radioactive waste including radioactive type smoke detectors (batteries can be removed, and the smoke detector can be thrown out in the regular trash)
    • explosives / gunpowder / flares / ammunition
    • PCB oils / bulk chemicals / oil
    • asbestos
    • medical / biological waste including sharps
    • Items that are collected regularly as part of the normal weekly operations of the Town of Framingham Recycling Drop-off Center are NOT collected as part of the Household Hazardous Waste Event.
    • NO LATEX PAINT – Latex paint can be safely disposed of at curbside by following these steps. Remove the lid from each can. Dry up any liquid paint by stirring in an absorbent material. Allow to dry. Place open can next to trash at curbside on your regular trash day.

    Open to Framingham residents only.

    Proof of residency and photo ID will be required.

    No commercial waste.

    Reduce long waits — combine your waste with your neighbors and car-pool!
